Home Inspection Relationships – Pinellas, Pasco, Hillsborough

Who is a home inspection for?

It is not for me.

I do it for YOU – you being a client looking to buy a property and your representative agent.

It is therefore not only important that I do a good job in finding those issues or no issues in a home prior to a purchase, but that I keep service as my watchword as I am servicing YOU.

Do you want someone to do your inspection that does a good job but once the inspection is done, they can not be found?  When you have a matter of hours or just a day to get a 4 point, corrected and that “good job inspector” can not be found and does not answer – NOW.

So of course, knowledge and experience are important but also of similar importance is your speed of service and keeping fully on top of the client/agent needs.

My policy is that I always complete the home inspection report the same day of the inspection unless something occurs that would stop that which in doing about 10,000 inspections has maybe happened 2 or 3 times.

Another policy I have is that when the inspection is done if a client or agent reaches back to me for more information, I first try to answer the phone and handle it right then and there. If I happen to be in an attic or under a house and can not take the call, I call back as soon as done and if I can handle the question then and there I do. If I have, to be home and in front of a computer, I do that the nearest possible time. Either way though I at least text to let it be known that I heard or saw the message and communicate when I will handle it.

Sometimes an insurance company requires something to be changed on a 4 point and there can be a lot of back and forth with this. Sometimes this is a very simple change but can be back and forth several times. A sale can be lost in some cases when the 4 point is not fixed up immediately and with several back and forth questions this can take many days unless there is a very fast response from the home inspector. The home inspector also has to be very clear on what is required to fix the issue and what information is needed to be able to adequately change the report for the insurance company. There is therefore teamwork needed between the agent/client and home inspector. Everyone can always learn more. As a home inspector after 18 years inspecting there are still things that I learn on a regular basis. It keeps the work interesting.

While we are at it, I might as well mention that how the information is delivered is also of importance. I have heard stories of new inspectors perhaps trying to impress others putting across information in an alarming way. Information should be detailed and accurate so it clearly shows the condition of the property, but alarming – no.
